    What is a Building Warrant of Fitness?+

    A Building Warrant of Fitness, or BWOF, is the annual statement confirming that the inspection, maintenance and reporting procedures in the building's compliance schedule have been carried out for the previous 12 months. A copy is supplied to council and displayed in the building.

    Which buildings need a BWOF?+

    Buildings with a council-issued compliance schedule need an annual BWOF. These are commonly commercial, public-use and multi-unit or shared-use buildings containing specified systems. A standalone household unit generally does not require one unless it has a cable car.

    How often does a BWOF need to be renewed?+

    The BWOF is supplied every 12 months on the anniversary of the compliance schedule. The inspections and maintenance behind it may be required annually, six-monthly, quarterly, monthly or at another frequency stated in the schedule.

    What is an IQP and what does Form 12A prove?+

    An Independent Qualified Person is approved by a territorial authority for particular specified systems and must be independent of the building. The responsible IQP issues Form 12A when the required inspection, maintenance and reporting procedures for that system have been fully complied with for the relevant 12-month period.

    Does ArchSolutioNZ carry out IQP inspections or issue Form 12A certificates?+

    ArchSolutioNZ provides architect-led BWOF and compliance schedule coordination. We engage and coordinate appropriately council-approved IQPs for the systems concerned; those IQPs perform their independent inspections and issue their own Form 12A certificates. We do not describe coordination as IQP certification.

    What happens if an IQP will not issue a Form 12A?+

    The reason must first be identified. It may involve missed procedures, a failed system, incomplete maintenance, unavailable records or a mismatch in the compliance schedule. We can coordinate the evidence review, remedial actions, specialist input and council pathway, but the responsible IQP decides whether their Form 12A can be issued.

    Can you help if the compliance schedule is wrong or out of date?+

    Yes. We can compare the approved schedule with the property file and available building information, coordinate the relevant IQP or specialist recommendations, and prepare a structured Form 11 amendment pathway for council consideration.

    Can ArchSolutioNZ respond to a council BWOF audit or Notice to Fix?+

    Yes. We can review the notice or audit findings, build an action register, coordinate the relevant IQPs and specialists, organise architectural or consent documentation where needed, and help present a clear response to council.

    Can you review BWOF records before I buy or take over a building?+

    Yes. A pre-purchase or handover review can identify the current compliance schedule, upcoming anniversary, available Form 12As, known defects, amendment questions and missing records. It does not replace legal, engineering, fire or specialist due diligence where those inputs are required.

    Can you provide BWOF coordination outside Auckland?+

    Yes. Document review, compliance planning and council coordination can be provided across New Zealand. Site inspections and Form 12A certification must be arranged with appropriately approved IQPs and specialists for the building, system and territorial authority involved.

    Can BWOF coordination be offered for a fixed fee?+

    We can normally define a fixed fee for the initial records review and coordination scope after seeing the compliance schedule and available documentation. IQP inspections, maintenance, remedial work and specialist reports are scoped separately because they depend on the systems and condition of the building.
